The Miami Building Department is Highly Procedural
The City of Miami Building Department manages one of the highest permit volumes in the county. Reviews are slow and layered so expect several weeks minimum, with zoning clearance, revision rounds, and in-person inspections required throughout. How long does it take to get a roofing permit in Miami?
Expect several weeks at minimum. The City of Miami Building Department is one of the slower permitting offices in the county so zoning review, revision rounds, and inspection scheduling all add time. Does Miami require white roofs?
Yes, for flat and low-slope systems. The Miami 21 Code requires all flat roof systems to have a white or reflective finish to meet the city’s energy and heat mitigation standards. This applies to residential and commercial flat roofs. Sloped tile and shingle roofs are not subject to this requirement.
Is my duplex or triplex considered commercial for roofing purposes?
In the City of Miami, any property with more than 3 units is classified as commercial regardless of how it looks. That changes the permitting track, inspection requirements, and applicable codes. What roofing materials are approved for use in Miami-Dade?
Only materials with Miami-Dade Notice of Acceptance (NOA) certification can legally be installed in the county. This is a higher standard than the standard Florida Product Approval and applies to everything: shingles, tiles, metal panels, underlayment, and fasteners.
