Completed Crown Projects in St. Petersburg, FL

High-Rise Waterproofing & Rooftop Pool Pavers for Reflection St. Pete

Reflection St. Pete is a high-rise condominium project where Crown Roofing & Waterproofing provided unique high-rise waterproofing services. This comprehensive treatment protects spaces beneath finished surfaces, separating occupied interiors from any water exposure. This was critical for the property’s rooftop amenities and pool area.

High-rise roof paver installation was required for finished walking surfaces, with a protective layer below to prevent moisture intrusion. A combination of drainage and membrane protection allows the amenity area to function as needed without posing risks to the underlying water barrier.

Waterproofing for Apartments and High-Rises

At 275 5th Street South, our team handled high-rise waterproofing for a 24-story mixed-use apartment. This large vertical property with many exterior transitions required reliable water intrusion prevention. All elements of the building envelope were carefully designed with long-term performance in mind.

Commercial Masonry Restoration and Building Envelope Waterproofing

Crown Roofing & Waterproofing provided commercial masonry restoration for St. Paul’s Catholic Church in St. Petersburg, FL. This entailed tuckpointing 750 linear feet on the east building and 600 linear feet on the west. Repairing holes, treating rust at lintels and windows, and repairing exposed metal components all added lasting protection.

The building envelope waterproofing involved replacing failed joint sealant around the windows and doors throughout the property. The use of joint and sealant compounds now provides protection at fixtures and across porous brick surfaces.

With 1,000 linear feet of wet glazing where window glass meets the frames, the property has been made exceptionally resistant to moisture intrusion.

Waterproofing for Waterways Multifamily Apartments and Townhomes

Waterways is a multifamily development featuring 470 residences including both waterfront apartments and luxury rental townhomes. This major development project required both above- and below-grade waterproofing for multifamily properties. Crown Roofing & Waterproofing provided the necessary services, ensuring that installation and treatment addressed the challenging local coastal conditions.

Roofing Regulations & Conditions in St. Petersburg

What every property owner needs to know before starting a roofing project in Pinellas County.

Hurricane Helene & Milton Post-Storm Recovery

Extreme weather is a relatively common occurrence in St. Petersburg. In 2024, Hurricanes Helene and Milton both hit the area.

Hurricane Helene caused a nine-foot storm surge when it hit in September 2024. This quickly saturated foundations and flooded crawlspaces, causing lasting damage due to both moisture and salt content.

Hurricane Milton followed soon after in October 2024. Winds gusted over 100 mph, causing significant damage to older asphalt shingle and tile roofs. Following the storm, many homes and businesses required significant emergency tarping, structural inspections, and repairs to bring roofing and waterproofing back into working condition.

Weather & Geographic Factors

The coastal environment of St. Petersburg takes a heavy toll on buildings. The heat, moisture, and salt can damage roofing components and lead to both corrosion and biological growth. Beyond that, storms can pose serious risks for seams, flashing, drainage, and other parts of a complete roofing system.

  • Dark roof surfaces can regularly reach temperatures exceeding 160°F under the summer sun; however, nighttime temperatures and rain can drop that rapidly, which puts thermal expansion stress on sealants, fasteners, and materials
  • With humidity ranging from 70 to 90% year-round, it’s easy for algae and other biological growth to take hold on roofs and building exteriors; not only are they unattractive, but they can penetrate deeper and cause structural issues
  • The salty air along the coast contains chloride compounds that quickly corrode any fasteners, flashing, or other metal components that haven’t been built and coated for the local environment
  • Flat roofs risk serious ponding and leaks due to heavy rain in the area, so ensuring proper drainage is essential to prevent seam deterioration and protect long-term integrity

Permitting Authority & Portals

Within St. Petersburg city limits, permits go through the City of St. Petersburg Planning and Development Services Department. Projects within the broader unincorporated Pinellas County area are handled by the Building and Development Review Services office.

  • St. Petersburg sits within the wind-borne debris region, which imposes certain standards for storm resistance, although it is less stringent than communities within the high-velocity hurricane zone
  • Standard homes must be designed for wind speeds up to 145 mph, while other building classifications may face even higher demands for wind resistance
  • Damage or wear that affects more than 25% of a roof section often calls for complete roof replacement rather than patch repairs, depending on building classification
  • Any roof repair or replacement jobs over $5,000 require a notice of commencement to be filed with the Pinellas County Clerk
  • As of November 1, 2025, any new roofs being constructed require a roof trade permit and structural inspection

Material Standards in St. Petersburg

Every home has unique considerations when it comes to material selection. The roof slope, drainage, and the local weather conditions all determine the most appropriate solution. Our team carefully evaluates roof coverings, underlayments, flashing, fasteners, and waterproofing to deliver a comprehensive roofing system.

  • Flat roofing can take advantage of TPO with heat-welded seams, multi-ply modified bitumen, or EPDM to stand up to water intrusion and other environmental threats
  • Metal roofing is a common choice for sloped roofs, and it requires robust fastening to protect it against wind uplift
  • Tiles require careful structural support and appropriate underlayment
  • Shingles are best paired with a secondary water barrier for long-term protection
  • Hydrostatic pressure is a serious threat to older slabs, where it can force moisture through porous concrete and cause mold and structural damage, requiring foundation waterproofing services in St. Petersburg
  • Protecting building foundations requires standing up to hydrostatic pressure, which means applying appropriate waterproof coating for below-grade surfaces
  • Concrete waterproofing services in St. Petersburg can implement a variety of elastomeric coatings and moisture repellents

Unique Local Laws and Standards

Certain projects in St. Petersburg can trigger additional requirements. Historic buildings are a common example, as they require preservation approvals. There are also various stormwater controls and water restrictions that can affect building maintenance and various phases.

  • Exterior changes to historic properties in areas such as the Historic Old Northeast, Allendale, and Kenwood often require a certificate of appropriateness
  • Standard exterior painting is typically considered finish work and does not require a building permit; however, changes in color or masonry for historic properties will require approval
  • When maintaining a property, it’s important to account for water restrictions
  • Modified phase III restrictions mean residential pressure washing can’t use potable water, although there are some exceptions to that rule
  • Runoff is another important factor in maintenance and construction since dirty wastewater and chemicals must not be allowed to enter storm drains, as they can then enter the environment
  • Many projects on pre-1978 properties require EPA lead-safe consideration, which can result in significant additional inspection and careful work when handling historic homes
